This course is required for all real estate salespersons renewing a license for the first time in Georgia.

The Georgia Postlicensing for Real Estate Salespersons Course (the "GAP" Program) has been developed to satisfy Georgia's official 25-hour postlicensing requirement. The course also fulfills the Real Estate Commission's objective of giving Georgia real estate licensees a carefully developed reinforcement of key real estate brokerage principles, concepts, and practices necessary to initiate a productive, professional career in real estate.

Beyond an initial review of key principles, the GAP Program takes on a further examination of essential skills and practices that will be necessary to meet client and customer transactional requirements within Georgia's legal framework. Such skills examined include handling trust funds, listing and selling, financial qualification, pricing property, managing closing-related activities, risk management, insurance, safety precautions and other primary activities.

Georgia Postlicensing for Real Estate Salespersons stresses the importance of adopting professional practices. These include compliance with law and regulations, full and proper disclosure to all parties, and maintaining ethical standards as promulgated by the National Association of REALTORS® and the Real Estate Commission. By combining a critical concept review with key skills and professional practices, we hope this course will make a valuable contribution to your early success and fulfillment in the world of Georgia real estate.

Course Description

Georgia real estate salesperson applicants are required to complete a 25-hour post-licensing educational course on the practice of real estate in Georgia. This online course teaches students the topics on which they are expected to be knowledgeable in order to practice ethical real estate in Georgia.

Prerequisites

Students must be licensed to practice real estate in Georgia.

Attendance

This is an online mastery-based course. Students must complete all reading assignments, activities, and pass incremental assessments in order to make progress. The course will take 25 clock hours to complete. Students must successfully complete all activities and assignments in the order in which they are presented to receive credit for the course. No partial credit will be awarded for partial completion.

After successfully passing the final exam, a course completion certificate will be available for the students to download and keep for their records. After course completion, students submit an online course-completion survey. This short survey helps us improve the course material and student experience. Your thoughtful input is appreciated!

Grading and Certification Policy

The course contains segments that include introductory reading, quizzes, question assessments, and a final exam. Students are expected to progress through all activities to make course progress. All online tests and question assessments are graded upon test submission, including the course final exam. A certificate of attendance will not be issued until the student has successfully passed all activities.

Each chapter has a short quiz at the end to help enforce learning objectives, with a required score of 75% or higher to pass. The quiz may be attempted as many times as necessary in order to pass.

Completion of the course requires passing a final examination of over 50 multiple-choice questions with a minimum score of 75%. Students that fail a final exam may attempt the final exam ONE MORE TIME after a 24-hour waiting period. If the student does not pass the final exam after the second attempt on another day, the student is required to retake the entire course again from the beginning as outlined by Georgia Rules and Regulations Chapter 520-2-.04(11)(c). Students are required to study for the required clock hours before being able to access the final exam.

Attendance

This online course is available all day, every day after enrollment. Courses are made available to students immediately upon purchase.

The registration period for this course is 365 days from the date of enrollment unless stated otherwise. Students must attend and participate in all the activities included in the online course, as well as pass the course final exam, to complete the course.

Technical Requirements

Students only need a computer or mobile device with an internet connection. This course works on all modern browsers and operating systems including Microsoft Edge, Google Chrome, Mozilla Firefox, Apple Safari, Opera, iPhone / iOS, and Android-based mobile devices, smartphones, and tablets. The course is entirely web-based and does not require any software to be downloaded or installed.

The course may be read online, be printed to your printer, or saved to disc. Most chapters are also available in MP3 audio format. Regardless of your study method, the course must be completed online.

Prohibition of Recruitment

No recruiting for employment opportunities for any real estate brokerage firm is allowed in this class or on the school premises. Report promptly any effort to recruit on behalf of a brokerage firm by anyone, including a fellow student, to schooldirector@onlineed.com at 1-866-519-9597 or the Georgia Real Estate Commission.

For Licensing Candidates who have Convictions or Disciplinary Actions

The Official Code of Georgia Annotated Section 43-40-15 provides in part that the Commission may deny a license to an applicant who has a prior criminal conviction(s) or a disciplinary action(s) imposed by any occupational licensing body. An applicant for licensure is a person who has met all experience, education, and examination requirements for the license sought. Because of the time and expense involved in becoming an applicant for licensure, the Commission affords an individual who has not yet become an applicant the opportunity to request that the Commission make a preliminary decision on the conviction(s) or the prior disciplinary action(s) before the individual takes the required education and examination for license. The purpose of a preliminary decision is merely to provide advisory guidance. Preliminary decisions are not binding. However, the Commission may elect to allow a favorable preliminary decision to become its final decision without further investigation or hearing when the individual becomes an applicant for licensure.

A)​ Required Information. An individual seeking a preliminary decision must submit to the Commission a certified copy of any indictment and conviction or a disciplinary action imposed by another licensing regulatory authority. An individual seeking a preliminary decision may also provide the Commission with any additional information that the individual believes may assist the Commission in rendering a preliminary decision.

B)​ Adverse Preliminary Decisions. A preliminary decision by the Commission that is unfavorable to the individual shall not prevent the individual from becoming an applicant for licensure by successfully completing all education, experience, and examination requirements for the license. Whenever the Commission denies a license based on a prior conviction or prior disciplinary action, it must provide the applicant the opportunity for notice and a hearing.

Refund Policy

All tuition and fees paid for the course are refundable when: (a) the course of instruction is discontinued by OnlineEd and such discontinuation has prevented a student from completing the course; or (b) the enrollment of the student was procured as a result of any misrepresentation in promotion materials of the school, or representation made by an owner or employee of the school. All refunds will be completed within 30 days after the effective date of enrollment termination. Refunds will not be given to any student after the student has successfully registered in a course or courses, as once registered, student has access to the registered courses. In hardship cases, OnlineEd may issue a refund at its sole discretion. OnlineEd does not issue retroactive partial refunds for courses that are subsequently discounted or put on sale after a student makes a purchase.

Policies on Cheating, Misrepresentation, and Student Conduct

Misrepresentation of personal identity is strictly forbidden for all OnlineEd courses. Falsifying personal information, forgery, and misrepresentation may result in immediate suspension. Additional actions by state and federal agencies may include loss or suspension of a license, failure to grant a license, fees, or criminal prosecution. Cheating on courses that supply completion certificates, designations, or official credit is not tolerated. OnlineEd is not obligated to continue to furnish credit or continued support for students caught cheating on any part of the coursework or testing. Students are expected to show respect, courtesy, and consideration when visiting the school, communicating by phone or by Internet with instruction staff, customer service representatives and technical support staff throughout the educational program. Appropriate behavior includes, but is not limited to; conducting yourself in a professional, legal and cooperative manner that is not disruptive, harassing, intimidating, or dangerous. Deviation from these standards may result in disciplinary action according to paragraph 11 of the Enrollment and Terms of Service Agreement.
