This non-credit course is a page-by-page review of the current C.A.R. California Residential Purchase Agreement and Joint Escrow Instructions (RPA-CA), Revised 12/18. The purchase agreement contain the essential terms for the formation of a real estate contract in the State of California. This course will also cover the related addenda that goes along with the RPA form.

Course Details

There are two main chapters in this course: The RPA itself and the many pages of addenda that can be attached to the RPA that cover special situations during the real estate transaction. This course will start by covering the 10-page Residential Purchase Agreement, going through the details for each section on every page of the form. After reviewing the latest RPA form, the next section of the course will cover over 60 addenda that real estate agents can attach to the RPA.

At the end of the course is a 30-question final exam. Students are required to receive a score of 70% or more on the final exam to complete the course.

Course Content

Each module will begin with an informational video lecture from the course instructor, followed by interactive activities to expand upon the module's subject. At the end of each module is a short quiz to help remember the important points you should now be better familiar with.

After completing all of the modules, a 20-question final exam will be given. The final exam is not timed and can be attempted as many times as needed to earn the minimum 70% passing score.

This course will take approximately six hours to complete.
