How to Renew Your Tennessee Real Estate License
Tennessee real estate Associate Brokers and Brokers must renew their licenses every two years, based on
the date the license was issued or last renewed.
To maintain an active license, you must complete your continuing education (CE) and license
renewal before your license expires.
Step 1: Complete the Required Continuing Education
Tennessee requires 16 hours of continuing education for each renewal cycle.
Associate Broker and Broker licensees must complete:
- A 6-hour TN Core Course
- 10 hours of TREC-approved elective or any course category
All courses must be approved by the Tennessee Real Estate Commission (TREC) and completed
within the current renewal cycle.
Special Situations:
- First Renewal: For Associate Brokers, first renewal requires the standard 16 hours of CE.
For Brokers, first renewal requires 120 hours of CE, including the 6-hour TN Core Course.
- Late Renewal: If not renewed on time, there is a 60-day late renewal period with a late
fee. Late renewals can still be submitted through your CORE account.
Step 2: Verify Your Course Completions
Tennessee uses the CE Broker to track CE credits. Course providers are required to report your
completed courses within 10 days of completion. OnlineEd typically reports within 1 to 2
business days.
Log in to your CE Broker account to confirm your credits have been reported before beginning
renewal. Keep your course completion certificates for your records.
Step 3: Complete Your License Renewal
Tennessee real estate licenses are renewed online through the CORE system.
- Log in to your
TN CORE
account
- Select "Renew" from the Quick Actions menu
- Select or resume the renewal transaction you wish to submit
- Review the introduction statement and personal information
- Answer any additional questions, if asked
- Attach any requested documents
- Complete the renewal application
- Review your application summary
- Review the attestation and answer the question
- Pay the renewal fee and submit your application
After submitting, you will receive a confirmation email, and your license
will be updated in the system.
Renewal Fees
Renewal fees are paid through the TN CORE system at the time of application submission.
The standard renewal fee is $75 for Affiliate Brokers and Brokers.

Renewal Timing: Your license expires on your assigned expiration
date every two years. Renew early to avoid your license becoming
inactive.

CE Timing: Complete your CE in advance to allow time for reporting to CE Broker and license renewal.

Late or Expired License: If you miss your renewal deadline, your
license will become inactive, and you cannot continue working. You may
renew within 60 days through your CORE account. Late renewal requires $50 late per month late fee, up to
120 days. An increase to $100 per month applies to the remaining 121 to 365 days.
- Licenses Expired Over 60 Days: Please contact TREC for reinstatement requirements.
- Licenses Expired Over 1 Year: Licensees that have been expired for more than one (1)
year must retest and reapply. In lieu of retesting, licensees that have been expired for
more than two (2) years may also take an approved 30-hour T.R.A.C.E. course to
reinstate.

Late Fees: $50 per month (up to 120 days), then $100 per month
for days 121 to 365.
