Brokerage Administration and Sales Supervision ("the principal broker course") is required to get your Oregon principal broker license. The Principal Broker Advanced Practices course is required for your first renewal of a principal broker license. Law and Rule Required Course (LARRC) is required for every renewal or a real estate license. This is an all-in-one package to get you up and running!

An Oregon real estate broker who wants to become a principal broker is required to complete a 40-hour Oregon principal broker course called Brokerage Administration and Sales Supervision (BASS). Among other things, this Oregon course instructs principal broker trainees on how to run a real estate brokerage and how to properly supervise brokers associated with the principal broker's license.

This Oregon Principal Broker Pre-License Course package includes:

  • Brokerage Administration and Sales Supervision - This online course follows the topic requirements outlined by the Oregon Real Estate Agency for new principal broker license training. The first half of the course explains the management of a real estate brokerage and includes topics such as advertising regulations, supervision responsibilities, business planning, and financial reports. The second half of the course is a review of Oregon real estate license law.

  • Oregon Real Estate Exam Prep - This online study guide contains 22 chapters of questions relating to general and Oregon-specific real estate law.

  • A textbook of Real Estate License Exam Prep - This additional paperback study guide is another resource for preparing for the principal broker licensing exam and contains separate national-based questions from the online exam prep guide.

A state exam is required to obtain a principal broker license. This Oregon Principal Broker Pre-License course package includes an online state exam prep module to help you prepare for the principal broker licensing test. The licensing exam is offered by the Oregon Real Estate Agency's testing provider, PSI Exams. You will need to submit a principal broker licensing application to the OREA, pass the OnlineEd BASS course, and then call PSI to schedule your principal broker licensing exam.

The Oregon Real Estate Agency allows this course to also be used for real estate continuing education for second or subsequent real estate license renewals. Newly-licensed Oregon real estate brokers, property manager, and principal brokers are required to take the appropriate Broker Advanced Practices for their first-time license renewal, along with Law and Rule Required Course.

Brokerage Administration and Sales Supervision ("BASS" or the "principal broker course") is the required 40 hour prerequisite course for if you are a broker who wants to become a principal broker. This course can also be used as continuing education for broker or principal broker license renewal.

The course is in two parts:

Part 1 introduces you to topics dealing with the operation of a real estate brokerage. These topics include:

  1. Management of a Brokerage
  2. Business Planning
  3. Broker Supervision
  4. Advertising
  5. Real Estate Office and Regulatory Requirements
  6. Financial Records Trust Accounting
  7. Financial Records and Reports - Non-Trust Account
  8. Non-Financial Records and REA Audits

Part II is a review of the topics to be found on the Oregon principal broker licensing exam. These topics include:

How To Get A Principal Broker License In Oregon

To obtain a principal broker real estate license from the Oregon Real Estate Agency you must do the following:

  1. Enroll in the OnlineEd Brokerage Administration and Sales Supervision course; Submit your principal broker license application to the Oregon Real Estate Agency sometime before completion of your coursework.
  2. Complete your course and confirm with OnlineEd that you have submitted your principal broker license application to the Oregon Real Estate Agency.
  3. OnlineEd will then upload your electronic eligibility file and required personal information to PSI, the licensing exam proctor.
  4. Schedule and pay for your licensing examination by contacting PSI as instructed upon course completion.
  5. Sit for the licensing exam at the PSI location you select from the PSI web site.
  6. When you pass the licensing exam, you will receive an email from the Oregon Real Estate Agency containing a website link for you to print out your principal broker real estate license.

Before you can obtain an Oregon Principal Broker license, you must be 18 years of age or older and have a high school diploma or GED equivalent. You also need to have at least 3 years of active real estate experience as a licensed real estate broker. (Oregon Administrative Rules 863-014-0040)

If you never passed an Oregon background check, the Oregon Real Estate Agency may require you to submit fingerprints and clear their background check process.

If you are a licensed Oregon real estate broker, the Oregon Real Estate Agency has records and proof of your past 3 years of real estate experience on-file. If you are licensed in a different state, then the REA will require you to submit a certified license history from that state.

Principal Broker Advanced Practices

If your principal broker license expiration date is after July 1, 2019, and you will be renewing your active license for the first time, you will have to take the 27-hour Principal Broker Advanced Practices course. If your first principal broker license renewal was in inactive status and you want to reactivate it for the first time on or after July 1, 2019, you will have to take the 27-hour Principal Broker Advanced Practices course. The 3-hour Law and Rule Required Course (LARRC) is also required to renew or reactivate your license. With the exception of LARRC, if you have already taken regular continuing education, it will not count if you are renewing active for the first time, or if you are reactivating after an inactive first renewal, on or after July 1, 2019.

This 27-hour Principal Broker Advance Practices course is for Oregon real estate principal brokers who are renewing their principal broker license for the first time. The Oregon Real Estate Agency now mandates that principal brokers must complete a 27-hour course on advanced business topics relating to matters that principal brokers are expected to be knowledgeable on, above and beyond the skills of a real estate broker.

  • Module 3: Affirmative Duties of Agent and Agency Relationships

Each topic is divided into smaller segments that cover specific facts, information, and details. Short quizzes will appear at the end of each module to help students comprehend the presented information. 

At the end of the Oregon Real Estate Principal Broker Course is a 60-question final exam. The final exam is not timed, requires a minimum passing score of 75%, and can be taken as many times as necessary to pass.

After successfully completing the final exam for this 27-hour course, a course completion certificate will be generated. This certificate should be printed and kept with your education files as proof of meeting the OREA-required first-time renewal education course. You are not required to send this certificate to the Agency, but must have it available if the Agency requests it.

Law and Rule Required Course (LARRC) for 2020-2021

This 2020-2021 updated LARRC is designed to inform Oregon licensees of new law changes relating to real estate as passed by the Oregon Legislature. The Oregon Real Estate Agency requires that all licensees take a Law And Rule Required Course (LARRC) as part of their 30 hours of continuing education credit.

The topics covered in this LARRC course are:

  1. House Bill 2001 - Eliminating single-family zoning
  2. House Bill 608 - Rent control
  3. Review of other rules and laws
  4. Updating real estate law
  5. Advertising refresher
  6. Radon

Course Content

This Oregon real estate course consists of timed video presentations and online reading materials. This course does not contain a final exam. A continuing education course completion certificate usable towards Oregon REA continuing education requirements will be issued after completing the course.

This course is a study guide to help you pass the Oregon real estate licensing exam. It is not required educational credit towards your course completion, but it will assist you with enforcing the topics covered in the OnlineEd pre-license courses. Completing this course is optional; the module is noninstructed.

Each chapter contains a study exam of multiple choice question. You can retake the exams for additional practice as many times as you like until you feel comfortable with the study exam subjects.

At the end of the exam prep course is a practice licensing exam that simulates the Oregon real estate licensing exam of 130 random questions in 3 hours and 15 minutes, which can be attempted as many times as you'd like. Each attempt will serve a new set of 130 questions.

Course providers are NOT allowed to know the exact questions examinees will see on their actual licensing exam. This study course is to help applicants become familiar with all aspects of the real estate industry before registering to take the state licensing exam.
