Course Description

Welcome to Ohio Core Law: Staying Out of Trouble. This 3-hour course aims to educate you on the Ohio Revised Code statutes that pertain to real estate agents, specifically fraudulent practices, agency disclosure, real estate contracts, advertising, and trust account handling.

The first unit focuses on Ohio real estate laws that cover fraud and misrepresentation.

This unit will explore the different forms of misrepresentation and fraudulent practices that agents may encounter in the Ohio real estate market, providing insights into how to prevent them and effectively manage potential risks to their clients and their careers.

The second unit of this course focuses on violations of agency relationships and disclosure requirements, as outlined in Ohio real estate laws and related statutes. Agents must disclose their agency relationships to clients, and failure to do so can result in legal and financial consequences. This unit includes improper disclosure of agency relationships, breaching fiduciary duties to clients, and engaging in dual agency without proper disclosure.

The third unit focuses on violations of proper use of contracts, contingencies and clauses. This unit includes topics such as real estate contracts and agreements, essential elements of contracts, and potential consequences of contract violations.

The fourth unit focuses on advertising violations, as outlined in Ohio real estate laws and statutes. This unit includes topics such as misleading or untruthful advertising, violations of advertising regulations, and the consequences of not disclosing licensee status or brokerage information.

This final unit addresses trust account management and the consequences of commingling funds. Our objectives include understanding the significance of separate trust accounts, preventing the mishandling of client funds, and adhering to appropriate record-keeping and account reconciliation.

Furthermore, we will explore the pitfalls of commingling client and personal or business funds, such as using trust funds for personal expenses or delaying client fund deposits.

We hope by the end of this course you will have a thorough understanding of the legal and ethical requirements.

We also strive for you to grow as a professional while developing a clear understanding of potential consequences of violating Ohio real estate statutes related to misrepresentation and fraudulent practices, violations of agency relationships and disclosure requirements, real estate contracts and agreements violations, advertising violations, and trust account and commingling funds violations.

That is why it is disturbing when minorities, families with children, the elderly, and persons with disabilities are denied the housing of their choice because of illegal discrimination.

The Department of Housing and Urban Development (HUD) enforces the Fair Housing Act along with other federal laws that prohibit discrimination and the intimidation of people in their homes, apartment buildings, and condominium developments - and nearly all housing transactions, including the rental and sale of housing and the provision of mortgage loans.

Equal access to rental housing and homeownership opportunities is the cornerstone of this nation's federal housing policy. Owners who refuse to rent or sell homes to people based on race, color, national origin, religion, sex, familial status, or disability violate federal law, and HUD will vigorously pursue them.

Housing discrimination is not only illegal, but it also contradicts the principles of freedom and opportunity we treasure as Americans. HUD is committed to ensuring everyone is treated equally when searching for a place to call home.

Refund & Cancellation Policy

You already know that buying or selling a home is a big deal for your clients. What they may not know — and what you'll be better equipped to help them with after this course — is what's lurking inside the home itself.

Clients ask questions agents often aren't trained to answer — "Is this neighborhood a radon risk?" or "Should I be worried about asbestos in a house this old?" This course gives you the background to have those conversations with confidence.

You won't become an environmental inspector. But you will know enough to recognize red flags, ask the right questions, and point your clients in the right direction.
