Essential Property Management Practices [Mandatory/Elective]

Nevada property managers must adhere to laws and regulations designed to protect property owners, tenants, and the integrity of the profession. The Nevada Real Estate Division, through the Nevada Revised Statutes (NRS) Chapter 645 and the Nevada Administrative Code (NAC) Chapter 645, establishes permitting requirements, professional standards, and ongoing education mandates that govern property management practice.

This course provides Nevada real estate licensees with a structured review of core property management concepts and regulatory requirements. The course content is organized around the topics established by NAC 645.800 (trust account management, landlord-tenant law, fair housing compliance, disclosure requirements, contract administration, and risk management) offering an opportunity to build or reinforce knowledge of these core concepts.

Course Materials

This course is composed of approximately 3 hours of content. The course is divided into five chapters:

1. Nevada Property Management Legal & Regulatory Framework

2. Trust Accounts, Recordkeeping & Financial Management

3. Landlord-Tenant Law & Fair Housing

4. Disclosure Requirements & Contract Essentials

5. Risk Management & Liability Protection

Each chapter contains reading materials, quick review questions, and an end-of-chapter quiz.

At the end of the course is a 20 question multiple-choice final exam. Students will have to receive a score of 75% or higher on the final exam to pass the course.

The Real Estate Division requires that the final examination is not downloadable or printable. The student will be notified of the number of questions answered correctly after final examination has been completed. The student will not be given the questions that were answered incorrectly.​​​​​​​
