AIR CRE Commercial Lease Contracts

This is a non-credit course. Not for license renewals.

The goal of this course is for participants to come away with a competent understanding of how to use the AIRCRE lease contracts when representing a commercial landlord or tenant and how to negotiate with other commercial real estate agents. Being able to use the AIRCRE contracts provides real estate agents the ability to enhance the service that they are provide their commercial real estate clients.

Once a participant completes the Lease Contracts Course, they will have the benefit of AIRCRE's decades of experience in producing and publishing the most widely used commercial real estate contracts in the nation. Participants will receive an accreditation that will distinguish them from their peers and provide them the opportunity to more competently practice as a commercial real estate broker or agent.

Course Outline

Chapter 1 - Introduction to AIRCRE

The goal of this section is to teach participants the benefits to themselves, other agents and their clients in using the AIRCRE lease contracts as opposed to other leases. Why Use the AIRCRE Contracts and Forms. The goal of this section is to teach participants the differences between the various lease contracts and how to select the correct lease for the transaction they are working on.

Chapter 2 - Filling Out the Lease, Single Tenant Lease Contract and others.

The goal of this section is to teach participants how to correctly fill out each of the AIRCRE's lease contracts. Tips and explanations are provided as to why certain sections are filled out a certain way.

Using the Single Tenant Industrial Lease-Net ("STIN") as basis. Paragraph by paragraph description of the appropriate way in which the blanks should be completed. Supplementing the STIN with the various additional provisions that are different from the STIN. Learn how to fill out other lease contracts such as: Industrial Lease, Multi-Tenant Office Lease, Shopping Center Lease, and Month-to-Month Lease.

Chapter 3 - Discussing the most relevant lease provisions; common misunderstandings of such provisions and how to negotiate these provisions.

The goal of this section is to teach the participants about about those specific paragraphs of the AIRCRE lease contracts that are most often the subject of negotiation between the landlord and tenant, and of the day to day implementation of the lease paragraphs throughout the term of the lease.

Chapter 4 - Discuss and explain how to use the addenda that are regularly attached to the various lease contracts.

The goal of this section is to teach participants how to correctly fill out of the most commonly used AIRCRE lease addenda. In addition to explaining how to fill out these addenda, tips and explanations are provided as to why certain sections are filled out a certain way.

Chapter 5 - Tour of Commercial Real Estate Industrial Property.

The goal of this section is to teach participants what tenants find most important about commercial property by touring a property and highlighting specific features that are considered important or notable.

This course will remain available to students for 365 days after enrollment.

Learn about the AIRCRE Purchase and Sale contracts and how to represent a commercial buyer and seller when negotiating with other commercial real estate agents. The goal of this course is to provide a competent understanding in using the AIRCRE Purchase and Sale contracts. Utilizing the AIRCRE contracts and explaining them to clients provides real estate agents with the ability to enhance the services they provide to their clients. The course is broken down into 6 sections:

  1. Differences between the AIRCRE’s Offer Purchase Agreement and Escrow Instruction and the C.A.R. Commercial Real Estate Purchase Agreement.
  2. Why Use the AIRCRE Contracts and Forms?
  3. Which Purchase and Sale Agreement to Use and the Differences between Them
  4. Filling Out the Standard Offer, Purchase Agreement and Escrow Instruction.
  5. How to Use Most Forms and Addenda Most Commonly Used with the Purchase and Sales Agreement
  6. The Most Relevant Paragraphs to Know and Understand
