Environmental hazards inside a home can significantly impact the health and safety of occupants. Real estate professionals are often the first point of contact when buyers or sellers have questions about potential environmental risks within a property. Understanding these hazards helps agents recognize potential concerns, communicate effectively with clients, and ensure proper disclosure during real estate transactions.

This course examines several environmental hazards commonly encountered in residential properties, including lead, asbestos, mold, indoor air quality issues, carbon monoxide, radon, volatile organic compounds (VOCs), and pesticides. You will learn where these hazards are commonly found, the health risks associated with exposure, and the circumstances in which they may become a concern during a real estate transaction.

This course follows our Real Estate Investing: Recognizing Opportunities course, moving from understanding trends and neighborhoods to analyzing specific properties and executing purchases.

The first two units of this course focus on the numbers and metrics investors find most valuable, walking through how to value different types of properties with easy-to-understand examples. The last two units of the course cover offers and purchase agreements, focusing on both creative structures to satisfy and protect all parties and contingency clauses that are particularly relevant to investors.

Unit 1: Value Property Through Number Crunching
Analyze income and expenses, calculate net operating income, construct basic pro formas, and evaluate how lease structures influence investment performance.

Unit 2: Apply the Three Basic Approaches to Value
Use the market data, cost, and income capitalization approaches to assess property value in investment scenarios.

Unit 3: Structure Effective Offers
Develop practical, compliant strategies for crafting competitive offers that align with client goals and market conditions.

Whether you are representing an investor client or considering investing yourself, the principles remain the same.

Every investment decision is influenced by location, supply and demand, lease structure, market cycles, and valuation fundamentals. This course is designed to help you think like an investor by breaking down those components into practical, usable tools.
