This 5-credit-hour state-specific pre-license education course satisfies the Utah Division of Real Estate requirement for mortgage loan originator (MLO) licensing. It covers Utah real estate and high-cost home loan statutes, the Utah Mortgage Fraud Act with detailed examination of fraud schemes and participants, and the Residential Mortgage Practices and Licensing Act including Division powers, licensing requirements, prohibited conduct, and enforcement. Designed for entry-level students preparing to enter the mortgage industry in Utah.

Course Topics

This course consists of four modules and a final exam:

  1. Utah Real Estate and High Cost Home Loan Laws (55 minutes)

  2. Utah Mortgage Fraud, Roles & Participants, Prohibited Acts (90 minutes)

  3. UT-DRE, Licensing Act, and Mortgage Lending & Servicing Act (85 minutes)

Module 1: Utah Real Estate and High Cost Home Loan Laws

In this module, you'll learn about how Utah laws help protect loan consumers from unfair lending practices. 

  • Chapter 1: The Utah Fair Housing Act
  • Chapter 2: Utah Reverse Mortgage Act
  • Chapter 3: Utah High Cost Home Loan Act

Module 2: Utah Mortgage Fraud, Roles & Participants, Prohibited Acts

In this module, you'll learn about how Utah laws help protect consumers and lenders from fraud.

  • Chapter 4: Mortgage Fraud Act; Purpose, Definitions, Penalties
  • Chapter 5: Mortgage Fraud Participants and Their Roles
  • Chapter 6: Predatory Lending vs. Mortgage Fraud and Common Schemes

Module 3: The DRE, Licensing Act, and Mortgage Lending & Servicing Act

In this module, you'll learn about how the Utah Department of Real Estate (DRE) regulates mortgage lending by administering laws and rules. These rules are the playbook that you'll use every day as a mortgage loan originator; they are what keep mortgage lending functioning smoothly, fairly, and effectively.

  • Chapter 7: Licensing Act: Definitions, Division of Real Estate, Regulatory Commission
  • Chapter 8: Licensing Requirements, Exemptions, Renewals, and Sponsorship
  • Chapter 9: Prohibited Conduct, Record Keeping, Enforcement, Disciplinary Actions, and Recovery Fund
  • Chapter 10: Mortgage Lending and Servicing Act (Title 70D)
