Course Description

America represents equality of opportunity for ALL persons. The rich diversity of its citizens and the spirit of unity that binds us all, symbolize the principles of freedom and justice upon which this nation was founded. That is why it is disturbing when minorities, families with children, the elderly, and persons with disabilities are denied the housing of their choice because of illegal discrimination.

The Department of Housing and Urban Development (HUD) enforces the Fair Housing Act along with other federal laws that prohibit discrimination and the intimidation of people in their homes, apartment buildings, and condominium developments - and nearly all housing transactions, including the rental and sale of housing and the provision of mortgage loans.

Equal access to rental housing and homeownership opportunities is the cornerstone of this nation's federal housing policy. Owners who refuse to rent or sell homes to people based on race, color, national origin, religion, sex, familial status, or disability violate federal law, and HUD will vigorously pursue them.

Housing discrimination is not only illegal, but it also contradicts the principles of freedom and opportunity we treasure as Americans. HUD is committed to ensuring everyone is treated equally when searching for a place to call home.

This course will highlight the prominent fair housing and fair lending laws that every real estate licensee needs to be aware of when selling or leasing real property. It will also address the role that HUD plays in fair housing, the rights of LGBTQ persons, advertising issues with the Voluntary Affirmative Marketing Agreement (VAMA), and what could happen if a violation occurs.

Course Topics

This course covers the following topics:

  • Unit 1: Federal Fair Housing Laws
  • Unit 2: Federal Fair Lending Laws
  • Unit 3: Special Topics Regarding Fair Housing
  • Unit 4: The Complaint Process

Learning Objectives

Upon completion of the course, the student will be able to:

  • Identify when fair housing requirements got started in the United States
  • List the types of discrimination covered by the Fair Housing Act
  • Describe the purpose of the Americans with Disabilities Act
  • Recall the provisions of the Equal Credit Opportunity Act
  • Identify the major provisions of the Fair Credit Reporting Act
  • Define the purpose of the Home Mortgage Disclosure Act
  • Identify the various forms of discrimination
  • Define the role of HUD and FHEO
  • Determine the rights of LGBTQ persons in regards to housing
  • Identify the significance of VAMA
  • Determine the correct procedures to follow if a violation of the Fair Housing Act has occurred
  • Identify HUD's process when there is a determination of discrimination

Course Description

Professional conduct is the foundation of public trust in real estate. The National Association of REALTORS® Code of Ethics establishes the standards of practice that distinguish REALTORS® from other real estate licensees and define the profession’s commitment to integrity, fairness, and consumer protection.

First adopted in 1913, the Code of Ethics was created to elevate professional standards and protect the public from unethical practices. Over time, it has evolved to reflect changes in the marketplace while maintaining its core purpose: ensuring that buyers, sellers, landlords, tenants, and the public receive honest and competent representation. The Code extends beyond minimum legal requirements and sets measurable expectations for professional conduct.

This 3-hour continuing education course provides a comprehensive review of the Code of Ethics and Standards of Practice, including its historical development, structure, and practical application. The course reproduces the Code as adopted by the National Association of REALTORS® and examines key Articles through discussion and case study analysis.

In addition to reviewing duties owed to clients, customers, the public, and other REALTORS®, this course explains the ethics complaint process, possible disciplinary actions, and the role of mediation and arbitration. The course concludes with an overview of the Pathways to Professionalism tool, which provides guidance for maintaining respectful and professional conduct in all business interactions.

Course Description

Severe weather and natural disasters can significantly impact residential property condition, value, insurability, and marketability. From hail and flooding to earthquakes and fires, environmental events present risks that real estate professionals must understand in order to effectively support buyers and sellers.

Real estate licensees are often among the first professionals homeowners turn to when preparing for, responding to, or recovering from a weather-related event. While real estate professionals do not replace inspectors, engineers, or insurance specialists, a working knowledge of common risks, mitigation strategies, and recovery considerations is essential to competent representation.

This course examines the causes, property impacts, and practical considerations associated with major natural hazards. It explores preventive measures, visible indicators of damage, insurance implications, and appropriate referral practices. Emphasis is placed on helping professionals recognize issues that may influence disclosures, inspections, negotiations, and transaction timelines.

Course Topics

This course covers the following topics:

  • Unit 1: Hail: Formation, regional risk factors, common property damage, inspection considerations, and insurance basics.

  • Unit 2: Flooding: Types of flooding, mitigation strategies, FEMA flood zones, and visible indicators of past water damage.

  • Unit 3: Freezes: Structural impacts of freezing weather, preventive maintenance, and post-event assessment considerations.

  • Unit 4: Tornadoes: Development, structural vulnerabilities, preparedness features, and recovery factors affecting property condition.

  • Unit 5: Earthquakes: Geological causes, retrofit considerations, market impacts, and structural assessment referrals.

  • Unit 6: Fires: Fire risks, damage indicators, remediation documentation, and disclosure implications.

  • Recommend practical hail preparedness steps homeowners can take, including maintenance and protective upgrades.

  • Explain key insurance coverage considerations for hail damage, including deductibles, exclusions, and documentation needs.

  • Outline safe post-storm inspection steps, when to involve a professional, and how to support clients through the basic claim and repair process without giving legal or insurance advice.

  • Explain common causes and categories of natural flooding, including where flood-prone conditions are most likely to occur.

  • Identify major flood impacts on homes, including structural damage, health risks, and long-term financial effects.

  • Describe practical flood protection measures homeowners can use, from drainage and waterproofing to emergency planning.

  • Summarize key flood insurance basics, including what is typically covered, when coverage may be required, and how to purchase it.

  • Outline safe steps for responding after a flood, including documentation, signs of damage to look for, and when to involve licensed professionals.

  • Explain how freezing weather patterns contribute to common winter hazards such as ice formation, snow load, and freeze-thaw cycles.

  • Identify typical types of freeze-related property damage, including frozen pipes, ice dams, and frost heave.

  • Describe practical steps for preventing freeze damage, including insulation, pipe protection, and heating system maintenance.

  • Outline safe procedures for assessing and responding to freeze damage, including documentation, thawing methods, and insurance claim basics.
