Course Description

This course will explain the fair housing laws that were enacted to prevent discrimination against people in housing and in mortgage lending practices. This Fair Housing course will summarize each federal fair housing act, list the classes of individuals who are protected from discrimination, and name those who are exempt from following fair housing laws.

We will also illustrate several common forms of housing discrimination licensees should avoid, HUD's policies on housing advertisements, and explore lending practices that are prohibited or allowed.

Course Description

This course is designed to give the licensee a comprehensive overview of buyer agency. The history of the shift from mandatory sub-agency to buyer representation that converted the buyer from a customer to a client is discussed in great detail.

Once the buyer was given client status, the agent representing the buyer was required to perform their duties according to the high fiduciary standards of agency law. These fiduciary duties are discussed along with the duties the buyer's agent owes to third parties.

Brokerage company agency policy options are evaluated in the context of buyer agency.

Buyer Representation Agreements are discussed along with the various stages that a buyer's agent must necessarily go through during the representation of a buyer-client. Finally, a brief discussion regarding recent changes to buyer agency practices is presented.

Course Description

The course emphasizes that the standards of ethical conduct in the practice of real estate are based upon the National Association of REALTORS® Code of Ethics and Standards of Practice and upon federal and state laws governing conduct applicable to the practice of real estate. The concept of misrepresentation and all of its implications to the daily practice of real estate is discussed in detail. This course is an article-by-article dissection of the Code of Ethics, organized in three major topic areas:

  1. The licensee's ethical conduct with respect to clients and customers
  2. The licensee's duty to the public
  3. The licensee's duties to fellow REALTORS®

A detailed discussion of specific ethical conduct under each of these three general categories will give the licensee an excellent basis upon which to conduct an ethical practice of real estate.

NAR members are required to complete 2.5 hours of Ethics training every three years. This course qualifies towards your good membership standing with NAR. NAR members must now take an ethics course or training equivalency from a local, state, or national REALTOR® association to receive credit towards their Code of Ethics training requirement.

Course Description

This course is designed to demonstrate that risk management should be viewed as a positive strategy that will provide for increased profits. Any risk that develops into a problem will necessarily cost money to solve.

The course introduces the student to the concept of risk and potential consequences that risk presents if not managed properly. The student is introduced to the three main areas of legal liability: contract, tort, and violation of law. Then the specific major areas of risk are discussed in detail. These risks are grouped for discussion purposes under agency, fair housing, environmental issues and anti-trust law. The course also provides the student with a strategy, which if followed, will assist the licensee in minimizing risk and thereby increasing profit.

The course is entirely web-based and does not require any software to be downloaded or installed.  For accurate time tracking and progress recording, access courses in one browser window at a time. 

Course Prerequisites

There are no prerequisites for this course.

Refund & Cancellation Policy

All tuition and fees paid for the course are refundable when: (a) the course of instruction is discontinued by OnlineEd and such discontinuation has prevented a student from completing the course; or (b) the enrollment of the student was procured as a result of any misrepresentation in promotion materials of the school, or representation made by an owner or employee of the school. All refunds will be completed within 30 days after the effective date of enrollment termination. Refunds will not be given to any student after the student has successfully registered in a course or courses, as once registered, student has access to the registered courses. In hardship cases, OnlineEd may issue a refund at its sole discretion. OnlineEd does not issue retroactive partial refunds for courses that are subsequently discounted or put on sale after a student makes a purchase.

Academic Integrity and Identity Verification

Students must complete all coursework independently. OnlineEd prohibits misrepresentation of identity or allowing another individual to complete coursework on your behalf. Failure to comply with academic integrity policies may result in denial of credit.

Student Conduct Policy

Students are expected to show respect, courtesy, and consideration when interacting with school staff and students. Students are expected to conducting themselves in a professional, legal, and cooperative manner that is not disruptive, harassing, intimidating, or dangerous. Deviation from these standards may result in disciplinary action.

Non-Discrimination Policy

OnlineEd does not discriminate for admission on the basis of race, color, religion, sex, sexual orientation, national origin, marital status, age or disability. Any person who feels they have been unlawfully discriminated against may file a complaint with the School Director, either by email (schooldirector@onlineed.com) or by postal mail (ATTN: School Director, 14355 SW Allen Blvd. Suite 240, Portland, OR 97005). If OnlineEd determines that any employee of OnlineEd has engaged in discriminatory activity, such employee shall be disciplined.

Grievance Policy

If a student has a grievance against OnlineEd, its staff or students, the aggrieved student shall contact the School Director by email or mail, stating the nature of the grievance. The School Director shall evaluate the grievance and respond to the student based upon their findings.

Policies on Cheating and Misrepresentation

Cheating on courses that supply completion certificates, designations, or official credit is not tolerated. OnlineEd is not obligated to continue to furnish credit or continued support for students caught cheating on any part of the coursework or testing.
 
Misrepresentation of personal identity is strictly forbidden for all OnlineEd courses. Falsifying personal information, forgery, and misrepresentation may result in immediate suspension. Additional actions by state and federal agencies may include loss or suspension of a license, failure to grant a license, fees, or criminal prosecution.
