Course Description

This course examines Alabama risk management from the moment a real estate offer is accepted through the signing of closing documents and the immediate post-closing period. It is organized around the Alabama Real Estate Commission's effective October 1, 2026 outline and focuses on the practical decisions that can either protect or expose a licensee during the second half of a transaction.

Topics include RECAD disclosures, agency relationships, acceptance of offers, varying purchase agreement forms, earnest money handling, contingencies, inspections, repairs, financing and TRID, insurance, title issues, settlement statements, wire fraud, final walk-through, closing, file retention, post-closing complaints, broker oversight, and prohibited rebates or kickbacks.

The course emphasizes legally accurate, practice-oriented guidance rooted in Alabama license law and Commission materials. Students are encouraged to use the course not simply as a compliance exercise, but as a working guide to clearer communication, stronger documentation, and better transaction management from signed contract to sold property.

Course Topics

Unit 1: Buyer/seller interviews and disclosures
RECAD requirements, brokerage disclosures, office policy, duties to all parties, agency disclosure in the purchase agreement, and anti-trust awareness.

Unit 2: Acceptance of offers
Offer and counter-offer process, presentation of written offers, binding contract language, communication of acceptance, backup offers, and net sheets.

Unit 3: Forms and the responsibilities of the licensee
Comparing purchase agreement forms, working with less familiar contracts, acceptance language, earnest money handling, and the limits of the licensee's contractual role.

Unit 4: From accepted offer to closing
Financing, TRID, inspections, due diligence, repairs, contingencies, "as is" issues, contract changes, insurance, title, settlement statements, wire fraud, final walk-through, and closing logistics.

Unit 5: After the Closing
Document retention, audit readiness, post-closing issues, broker involvement, trust-fund awareness, and prohibited rebates and kickbacks.

This course provides a comprehensive review of the Code of Ethics and Standards of Practice, including its historical development, structure, and application in real estate transactions. It examines duties owed to clients, customers, the public, and other REALTORS®, along with requirements related to disclosure, cooperation, and professional conduct.

The course also reviews the ethics complaint process, including procedures, potential disciplinary actions, and the role of mediation and arbitration. In addition, it introduces the Pathways to Professionalism as a guide for maintaining respectful and professional business practices.

We must submit all CE course credit to the Alabama Real Estate Commission before October 1. Therefore, all CE courses must be completed by 5:00 PM CT September 29 to allow for credit reporting. Any courses completed after that date may not be reported prior to the deadline resulting in an inactive license, which will require a license activation fee after the course credit has been submitted. Please make sure you are inputting accurate information about your license and name to ensure accurate reporting.

Course Description

Real estate investing offers opportunities for income, appreciation, leverage, and portfolio diversification, but it also involves risk, transaction costs, and market uncertainty. Real estate professionals who understand these fundamentals are better prepared to evaluate opportunities and assist clients with investment-related decisions.

This course introduces the basic concepts of real estate investing from a practical perspective. It examines the characteristics that make real estate an investment, the factors that influence investor readiness, and the common ways individuals participate in residential real estate investment.

The course also reviews different types of residential and commercial property, along with undeveloped land, from an investment perspective. Emphasis is placed on risk awareness, financial considerations, and the development of sound investment judgment.

This course covers the following topics:

Unit 1: Real Estate as an Investment
Overview of income potential, appreciation, leverage, diversification, liquidity, and tax considerations.

Unit 2: Who Should Invest in Real Estate
Examination of investor readiness, financial planning, risk tolerance, and time commitments.

Unit 3: Common Ways to Invest in Residential Properties
Review of common residential investment strategies, including income property, fixer-uppers, vacation homes, condo-hotels, and timeshares.

Unit 4: Types of Residential Properties
Comparison of single-family homes, apartments, condominiums, townhomes, and co-operatives as investment options.

Unit 5: Commercial Real Estate and Undeveloped Land
Overview of investment considerations related to commercial property and undeveloped land.

Completion & Attendance Requirements

Completion Requirements. Continuing education credit is awarded upon successful completion of all required course components and satisfaction of regulatory active time requirements.

Stay Active in the Course. The course platform electronically monitors active participation. Time tracking will pause during periods of inactivity. You may exit and return to the course at any time. Your progress will be saved.

Assessments

This course includes quizzes at the end of each unit which must be completed.

There is no final exam.

Course Completion Survey

Students are encouraged to submit a survey upon completion of the course. This short survey helps us improve the course material and student experience. It is required by most regulatory agencies. Your thoughtful feedback is appreciated.

Certificates & Credit Reporting

Upon successful completion of all course requirements, a certificate of completion will be issued.  You are responsible for maintaining a copy of your certificates of completion and renewing your license with the state regulator.

The course is entirely web-based and does not require any software to be downloaded or installed.  For accurate time tracking and progress recording, access courses in one browser window at a time. 

Course Prerequisites

There are no prerequisites for this course.

Refund & Cancellation Policy

All tuition and fees paid for the course are refundable when: (a) the course of instruction is discontinued by OnlineEd and such discontinuation has prevented a student from completing the course; or (b) the enrollment of the student was procured as a result of any misrepresentation in promotion materials of the school, or representation made by an owner or employee of the school. All refunds will be completed within 30 days after the effective date of enrollment termination. Refunds will not be given to any student after the student has successfully registered in a course or courses, as once registered, student has access to the registered courses. In hardship cases, OnlineEd may issue a refund at its sole discretion. OnlineEd does not issue retroactive partial refunds for courses that are subsequently discounted or put on sale after a student makes a purchase.

Academic Integrity and Identity Verification

Students must complete all coursework independently. OnlineEd prohibits misrepresentation of identity or allowing another individual to complete coursework on your behalf. Failure to comply with academic integrity policies may result in denial of credit.

Student Conduct Policy

Students are expected to show respect, courtesy, and consideration when interacting with school staff and students. Students are expected to conducting themselves in a professional, legal, and cooperative manner that is not disruptive, harassing, intimidating, or dangerous. Deviation from these standards may result in disciplinary action.

Non-Discrimination Policy

OnlineEd does not discriminate for admission on the basis of race, color, religion, sex, sexual orientation, national origin, marital status, age or disability. Any person who feels they have been unlawfully discriminated against may file a complaint with the School Director, either by email (schooldirector@onlineed.com) or by postal mail (ATTN: School Director, 14355 SW Allen Blvd. Suite 240, Portland, OR 97005). If OnlineEd determines that any employee of OnlineEd has engaged in discriminatory activity, such employee shall be disciplined.

Grievance Policy

If a student has a grievance against OnlineEd, its staff or students, the aggrieved student shall contact the School Director by email or mail, stating the nature of the grievance. The School Director shall evaluate the grievance and respond to the student based upon their findings.

Policies on Cheating and Misrepresentation

Cheating on courses that supply completion certificates, designations, or official credit is not tolerated. OnlineEd is not obligated to continue to furnish credit or continued support for students caught cheating on any part of the coursework or testing.
 
Misrepresentation of personal identity is strictly forbidden for all OnlineEd courses. Falsifying personal information, forgery, and misrepresentation may result in immediate suspension. Additional actions by state and federal agencies may include loss or suspension of a license, failure to grant a license, fees, or criminal prosecution.
