In 2021, the California legislation passed a requirement for all real estate licenses to participate in a Fair Housing course that covers state and federal fair housing regulations. Besides explaining fair housing laws relating to the sale and rental of real estate, the course is required to include an interactive participatory component where the licensee shall role play as both a consumer and real estate professional.
This course will describe selected federal and state civil rights and antidiscrimination laws relating to real property transactions and business establishments. We'll cover the historical impact of fair housing regulations on minority members of our community, describe the primary laws regulating licensee conduct and real estate transactions, and review relevant subtopics including redlining, advertising, refusing to show property, and block busting. We'll also offer practical tips that can help all real estate professionals comply with fair housing laws.
Throughout the course you will be presented with scenarios that place the reader in the role of a consumer of real estate or in the role of a real estate professional. Several responses to the story will be presented. These scenarios are NOT graded activities; their purpose is for the reader to recognize everyday practices and experiences that they may not have considered to be discriminatory.

Interactive scenarios highlighting fair housing discrimination examples will appear as students work through the online course material. After completing the course materials, students must pass an online final exam at the end of the course.

This course is designed to give the licensee a comprehensive understanding of the law of agency as it applies to the practice of real estate in today's market. The basic concepts of agency law are presented. The discussion of agency law is based upon both the Common Law concepts of agency and also the California codification and expansion of agency law concepts. The fiduciary duties of the licensee are emphasized.
An overview of the historical development of agency as it applies to the real estate industry is included. We'll also review the concepts dual agency in the context of modern brokerage practice. The specific requirements of the California Agency disclosure laws and procedures are also presented.

California real estate law requires responsible brokers to supervise the activities of the salespersons associated with the broker's license. All California real estate brokers who are renewing their broker license must complete a three-hour course on the management of real estate offices and the supervision of real estate licensed activities. The required course is to re-enforce the broker's supervisory role as well as remind the broker of the extra duties that come with the responsibility.

This course provides a survey of non-traditional mortgage products. Although real estate agents do not originate mortgage loans, understanding what mortgage products are available to clients will help real estate licensees provide a better client experience. It will also provide awareness of potential difficulties in the real estate transaction when clients opt for non-traditional mortgages.
In this course, you'll gain a general overview of the following non-conventional mortgage products:

This is an online course presented over the internet. It may include reading, videos, question knowledge checks, quizzes, and a final exam. Students are expected to participate in all online activities to make course progress. Offline activities, such as reading the course PDF, will not count as online activity. Seat-time is monitored.
No other method of taking or completing this course is allowed.
This is an online mastery-based course. Students must complete all reading assignments, media activities, and pass incremental assessments to make progress.
Completion of the course requires passing an online final examination of 15 multiple choice questions with a minimum score of 70%. Students will be allotted 15 minutes to complete the final exam. Course credit will not be issued until the final exam has been successfully passed. If the first final exam attempt is failed, students may take a second attempt with a different bank of questions. Failure to pass the second attempt will result in a failed grade and no course credit may be given.
