How To Start A Career In Real Estate

To become a real estate agent in Oregon, you'll have to complete your  real estate training

To practice real estate in Oregon, you need to obtain a real estate broker license. A state-licensed Oregon real estate broker can practice real estate under the supervision of an Oregon real estate principal broker. To become a real estate broker, the Oregon Real Estate Agency requires all applicants to register with the Agency, pass a 150-hour pre-license course, submit to a background check, and pass a state licensing exam.‎ The REA also requires its applicants to be 18 years or older, and have a high school diploma or GED.

The first thing you will want to do is submit the Real Estate License Application through the Agency's eLicensing website. Applicants will also pay the license application fee at the time the application is submitted. Currently, the fee is $230.00 and it is not refundable. It make take several weeks for an application to be processed, so starting this step as soon as you can will decrease licensing wait time. Once the REA has processed the application, it will issue an Applicant ID to you.

While you are waiting for the application to be processed, you may start studying for your Oregon real estate licensing exam. To get started, register for one of our Oregon Real Estate Pre-License Training packages. After you have finished the 150-hour training program, your Applicant ID and record of successful completion will be submitted to the REA's state licensing exam provider. You will then receive an email on how you can sign up and take the real estate licensing exam. The exam will be issued at one of the provider's testing facilities, with locations throughout Oregon. The exam will cost $75.

Once you have successfully passed the licensing exam, the next step is processing your background check. You will pay for the background check and fingerprint collection at the testing center after you successfully pass the state licensing exam, and it will cost $62.25 ($47.25 for the background check and $15 for the fingerprint submission). This may take several weeks to complete.

Before your Oregon real estate broker license can be issued, the REA will confirm with your real estate principal broker that he or she will approve you as a licensee. Once the principal broker's authorization is received by the state, you will be able to print out your real estate broker license from the Agency's eLicensing website.

How long does the broker training course take to complete?
The course satisfies the 150-hour requirement of the Oregon Real Estate Agency. Because the course is mastery-based and not time-monitored, students can work at their own pace. Some students may take more or less time than the course is rated for. Course access is available for 240 days (8 months) from enrollment. Extensions can be made available on request.
What topics are covered in the course?

The complete Oregon broker license training package consists of one 150-hour course that is divided into seven modules. Each module is broken down into chapters, and chapters will contain review quizzes to help you remember the key points covered in the chapter.

The seven core modules are:

  1. Agency - 15 hours
  2. Contracts - 15 hours
  3. Real Estate Law - 30 hours
  4. Practices - 30 hours
  5. Brokerage - 20 hours
  6. Finance - 30 hours
  7. Property Management - 10 hours

Each of the seven modules will have a module final exam. You must pass the module final with a score of at least 75%. Students will not be able to proceed to the next module until the final exam has been successfully passed. There are no other restrictions for the final exam, and it can be attempted as many times as needed until the student can prove he/she understands the module's learning topics.

After a student has successfully passed all seven module final exams, the prelicense training course will be complete.

How is the course delivered?
The course is entirely online and is also available in a printer friendly format or in textbook format. Your learning materials, exams, and instructor support are all delivered through your web browser. You will not need CDs or other software. You can access your OnlineEd account through any computer or mobile device with an internet connection.
What is a "personal instructor"?
Upon enrollment, you will be assigned a course instructor. You can contact your instructor if you need help understanding the material, have questions, or need help getting through the course. In addition, the instructor will review and (if necessary) comment on each quiz and final exam to assist you in understanding course concepts better.
What do I need to take the course?
If you can read this, you already have everything you need! The course is entirely web-based. You will be able to access your account from any computer or portable device with an internet connection. The OnlineEd system is compatible with all major browsers and operating systems.
