24 hours of CE for Nevada Broker or Broker-Salesperson with Property Management permit

Nevada real estate regulations require brokers and broker-salespersons renewing their real estate license for their second or subsequent time to take at least 50% of the 24-hour mid-term (2 year) education requirement of their 4-year license in live instruction courses. The Nevada Real Estate Division requires broker and broker-salesperson licensees to take a minimum of 15 hours in five core topics: Agency, Contracts, Ethics, Law & Legislation, and Broker Management. The remaining 9 hours can be in additional core topics and/or general courses.

A Nevada broker or broker-salesperson licensee who has a property management permit must complete the 15 hours of core course topics, plus a minimum 3 hours in Property Management courses. The remaining 6 hours can be in general elective courses./p>

Note: This package is not for first-time license renewal. Original licensees are required to take 30 hours of post-licensing education in a live classroom environment as well as 12 hours of live classroom continuing education. Online education is not available for Nevada first-time license renewals.

Licensees CAN take the same course for each license renewal periods as of April 2016. Previously, licensees were prohibited from repeating courses from the prior renewal period. See Adopted Regulation R097-14 for more information.

Classroom continuing education is offered in 3-hour classroom segments. The courses taught in class are always the CORE classes. Steven Kitnick Seminars, LLC offers classes at multiple locations throughout the Las Vegas and Henderson areas, and are taught multiple times per month.

Once you enroll, you'll be able to attend the live classroom offering as your schedule permits. You will have one year to complete the live portion of your continuing education. The online courses are available for two years from enrollment.

This course is designed to give the licensee a comprehensive introduction to broker management. In the first chapter, basic management theory is reviewed along with the basic business principles a manager should know and be familiar with. A discussion of basic management skills is introduced that will focus on the skills necessary for managing a real estate brokerage. Using economic indicators as a management tool along with compliance with business law and ethics is also discussed. A brief introduction to financial management is also presented, including basic trust account administration.

An entire chapter is devoted to associate performance. Included in this chapter are the topics of motivation theory, the roll of management in motivating staff, and a discussion of the vital leadership skill of communication.

The third chapter focuses on staffing, recruiting, training, and associate retention.

Trust Funds

Course Materials:

The course contains approximately sixty-five pages of text and two appendices. The section quizzes, cover page and first four pages are not counted as course text content. The course is divided into six sections and two appendices. A review quiz of five questions follows Section 1, 2, 3, 4 and 5. A quiz score of 60% or greater is required prior to being allowed to proceed to the next course section. At the end of the course, a final examination is required. The final examination consists of fifty questions: forty-two in true or false format. Eight are in multiple choice format. A test score of 75% or greater is required for course completion. The Real Estate Division requires that the final examination is not downloadable or printable. The student will be notified of the number of questions answered correctly after final examination has been completed. The student will NOT be given the questions that were answered incorrectly.

Course Goals:

This course is designed to give the licensee a comprehensive understanding of Nevada law relating to the handling of client trust funds. The concept of trust funds is discussed, along with the rules and regulations relating to the handling of such trust funds. Specific attention is focused on the trust fund account and the liability associated with managing the account. Particular attention is placed on trust fund violations relating to commingling and trust fund conversion. A detailed discussion of the various types of permitted trust fund accounting records is presented, along with suggested good recordkeeping procedures. Since the majority of RED audit violations relate to trust funds, a great deal of attention is focused on the RED audit. A detailed discussion of Nevada Trust Funds handling procedures is emphasized. Once a student has completed this course, a working knowledge of trust fund handling and record keeping requirements will assist the student in staying in compliance with the Nevada trust funds laws.

Fair Housing

This course is composed of approximately 47 pages of text and review quizzes following each course section. The course is divided into 7 sections. A review quiz of 5 questions follows sections 1 through 7. A quiz score of 60% or greater is required prior to being allowed to proceed to the next course section. At the end of the course, a final examination is required. The final examination consists of 65 questions: 48 in a true/false format and 17 in a multiple choice format. A test score of 75% or greater is required for course completion. The final examination is not downloadable or printable. The student will be notified of the number of questions answered correctly after the final examination has been completed. The student will not be given the questions which were answered incorrectly.

Course Goals:

This course is designed to give a historical overview of the Federal Fair Housing Laws and an in-depth discussion of the individual laws and their application to the practice of real estate. A discussion of the State of Nevada Fair Housing laws is also included. The course emphasizes anti-discriminatory conduct which all licensees should practice. The course concludes by discussing the voluntary affirmative action marketing program (VAMA) and why promoting fair housing laws is a positive force at work in Nevada and throughout the nation.
