A purchase may be contingent on the buyer receiving a loan to purchase the property, the seller locating and purchasing a replacement property, or even inspection reports that confirm the condition of the property being purchased.
It is important real estate licensees to understand the law relating to them, since real estate sale agreement provisions may not become an affirmative duty until the happening of a contingency or condition.
