Nevada real estate regulations require salespersons renewing their real estate license for their second or subsequent time to take at least 50% of the 24-hour mid-term (2 year) education requirement of their 4-year license in live instruction courses. The Nevada Real Estate Division requires salesperson licensees to take a minimum of 12 hours in four core topics: Agency, Contracts, Ethics, and Law & Legislation. The remaining 12 hours can be in additional core topics and/or general courses.

A Nevada licensee who has a property management permit must complete the 12 hours of core course topics, plus a minimum 3 hours in Property Management courses. The remaining 9 hours can be in general elective courses.

This course package contains three courses for a total of 12 hours:

  • Environmental Issues 1 (4-hour general elective),
  • Environmental Issues 2 (4-hour general elective), and
  • Trust Funds (4-hour property management).

Note: This package is not for first-time license renewal. Original licensees are required to take 30 hours of post-licensing education in a live classroom environment as well as 12 hours of live classroom continuing education. Online education is not available for Nevada first-time& license renewal.

Course Goals:

Environmental issues have become a major concern in residential real estate transactions. This course is designed to give the licensee a comprehensive understanding of the many environmental issues that frequently arise in today's residential real estate transaction.

The student is introduced to state and federal disclosure laws regarding environmental hazards. The role of the licensee in the disclosure process is discussed, along with the seller's role in the disclosure process. The licensee will learn to identify the potential hazards of asbestos, lead, and radon. The licensee will also learn potential health effects of these hazards, and will learn to explain the potential health risks to their buyers and sellers. The licensee will also learn how these potential hazards may impact a real estate transaction when found to be present. In addition, the licensee will learn how to discuss with a client the possible remediation actions that might be taken if the hazard is discovered to exist. Included in the discussion of each environmental hazard are practice tips for the licensee to assist in dealing with each specific hazard in the residential transaction.

Course Materials:

This course contains approximately 62 pages of text and is divided into four chapters. A review quiz of five questions follows each chapter. A quiz score of 60% or greater is required prior to being allowed to proceed to the next course chapter.

At the end of the course, a final examination is required. The final examination consists of 49 questions: 34 questions in a true/false format and 15 questions in a multiple choice format. A test score of 75% or greater is required for course completion. 

The Real Estate Division requires that the final examination is not downloadable or printable. The student will be notified of the number of questions answered correctly after final examination has been completed. The student will not be given the questions which were answered incorrectly.

This course will remain available to students for 730 days after enrollment.

Environmental Issues and the Residential Transaction - Part 2

The student will learn to identify the potential hazards presented by molds and fungi, volatile organic compounds, potable water supply contaminants, drug house contamination and underground storage tanks. The student will also learn potential health effects of these hazards and will learn to explain the potential health risks to their buyers and sellers. The licensee will also learn how these potential hazards may impact a real estate transaction if found to be present. In addition, the licensee will learn how to advise a client on possible remediation actions which might be taken if the hazard is discovered to exist. Included in the discussion of each environmental hazard are practice tips for the licensee which will assist the licensee in dealing with the specific hazard in the residential transaction.

Course Materials:

This course contains approximately 65 pages of text. The course is divided into 6 chapters. A review quiz of 5 questions follows sections 1 through 5. A quiz score of 60% or greater is required prior to being allowed to proceed to the next course section.

At the end of the course, a final examination is required. The final examination consists of 41 questions: 31 questions in a true/false format and 10 questions in a multiple choice format. A test score of 75% or greater is required for course completion.

The Real Estate Division requires that the final examination is not downloadable or printable. The student will be notified of the number of questions answered correctly after final examination has been completed. The student will not be given the questions which were answered incorrectly.

Trust Funds

Course Goals:

This course is designed to give the licensee a comprehensive understanding of Nevada law relating to the handling of client trust funds. The concept of trust funds is discussed, along with the rules and regulations relating to the handling of such trust funds. Specific attention is focused on the trust fund account and the liability associated with managing the account. Particular attention is placed on trust fund violations relating to commingling and trust fund conversion. A detailed discussion of the various types of permitted trust fund accounting records is presented, along with suggested good recordkeeping procedures.

Since the majority of RED audit violations relate to trust funds, a great deal of attention is focused on the RED audit. A detailed discussion of Nevada Trust Funds handling procedures is emphasized. Once a student has completed this course, a working knowledge of trust fund handling and record keeping requirements will assist the student in staying in compliance with the Nevada trust funds laws.

Course Materials:

The course contains approximately sixty-five pages of text and two appendices. The section quizzes, cover page and first four pages are not counted as course text content. The course is divided into six sections and two appendices. A review quiz of five questions follows Section 1, 2, 3, 4 and 5. A quiz score of 60% or greater is required prior to being allowed to proceed to the next course section.

At the end of the course, a final examination is required. The final examination consists of fifty questions: forty-two in true or false format. Eight are in multiple choice format. A test score of 75% or greater is required for course completion.

The Real Estate Division requires that the final examination is not downloadable or printable. The student will be notified of the number of questions answered correctly after final examination has been completed. The student will NOT be given the questions that were answered incorrectly.

This course will remain available to students for 730 days after enrollment.
