This package fulfills the minimum 45 hours of continuing education credit for those who are licensed with both the California Department of Real Estate (DRE) as real estate salespersons or brokers, and the Nationwide Multistate Licensing System (NMLS) as mortgage loan originators. For license renewal, the DRE requires 45 hours of real estate continuing education per renewal cycle, while the NMLS requires 8 hours of mortgage continuing education per year.

This package contains the following courses:

  1. Agency - This 3-hour course is designed to give the licensee a comprehensive understanding of the law of agency as it applies to the practice of real estate in today's market.

  2. Broker Management and Supervision of Salespersons (Management and Supervision) - This 3-hour course will cover three important topics that brokers must be aware of: their managerial position over the salespersons in their office, fair housing laws that brokers must ensure their salespersons are in compliance with, and the importance of properly maintaining funds that belong to others (i.e., trust funds).

  3. Ethics - This 3-hour course emphasizes that the standards of ethical conduct in the practice of real estate are based upon the National Association of REALTORS® Code of Ethics and Standards of Practice and upon federal and state laws governing conduct applicable to the practice of real estate.

  4. Fair Housing - This 3-hour course is designed to give a historical overview of the federal Fair Housing Laws and an in-depth discussion of the individual laws and their application to the practice of real estate. This course includes an interactive component as required by Senate Bill 263.
  5. Implicit Bias - A Deeper Look into Bias in Real Estate - Understanding how personal bias can affect consumers and agents is the topic of this course, a mandatory 2-hour continuing education topic for California real estate licensees.

  6. Trust Funds - The concept of trust funds is discussed in this 3-hour course along with the rules and regulations relating to the handling of such trust funds. Specific attention is focused on the trust fund account and the liability associated with managing the account.

  7. Risk Management - This 3-hour course is designed to demonstrate that risk management should be viewed as a positive strategy that will provide for increased profits.

  8. Advanced Contract Law (Consumer Services) - In this 4-hour advanced contracts course, the licensee will build upon their basic contract law knowledge to include concepts beyond the basics.
  9. Green Real Estate (Consumer Protection) - This 3-hour course focuses on selling properties built with sustainability and low environmental impact in mind.

  10. Property Management Basics (Consumer Protection) - This 3-hour course defines and explores what property management is and who must be licensed to conduct property management activity in California.
  11. California Water Rights, Rules, and Regulations (Consumer Protection) - This 3-hour covers the history of water regulations in our state and the various water issues that may appear during a real estate transaction.

  12. The Residential Property Inspection Process (Consumer Protection) - Learn about the components of a house and land that property inspectors review in this 4-hour course.

  13. 8 Hour SAFE Comprehensive: 2023 Originator Essentials (Consumer Protection, NMLS ID 14884) - This course covers the required topics as mandated by the federal SAFE Act for annual NMLS mortgage license renewal. The content covered in this course include the NMLS-required topics that regulators feel licensees need to be refreshed on; a review of ethical practices relating to telemarketing, identify theft prevention, and suspicious activity reports; an explain of the nontraditional VA home loan; and a discussion on fair housing practices. Brief Course Description

The basic concepts of agency law are presented. The discussion of agency law is based upon both the Common Law concepts of agency and also the California codification and expansion of agency law concepts. The fiduciary duties of the licensee are emphasized.

Attention is also focused on the historical development of agency as it applies to the real estate industry. In this discussion, the concepts of seller representation, buyer representation, and dual agency are examined in the context of modern brokerage practice. Brief Course Description

The course emphasizes that the standards of ethical conduct in the practice of real estate are based upon the National Association of REALTORS® Code of Ethics and Standards of Practice and upon federal and state laws governing conduct applicable to the practice of real estate. The concept of misrepresentation and all of its implications to the daily practice of real estate is discussed in detail. This course is an article-by-article dissection of the Code of Ethics, organized in three major topic areas:

  1. The licensee's ethical conduct with respect to clients and customers
  2. The licensee's duty to the public
  3. The licensee's duties to fellow REALTORS®.

A detailed discussion of specific ethical conduct under each of these three general categories will give the licensee an excellent basis upon which to conduct an ethical practice of real estate.

NAR members are required to complete 2.5 hours of Ethics training every three years. The course introduces the student to the concept of risk and potential consequences that risk presents if not managed properly. Brief Course Description

California real estate law requires responsible brokers to supervise the activities of the salespersons associated with the broker's license. All California real estate brokers who are renewing their broker license must complete a three-hour course on the management of real estate offices and the supervision of real estate licensed activities. The required course is to re-enforce the broker's supervisory role as well as remind the broker of the extra duties that come with the responsibility. 

This course will cover three important topics that brokers must be aware of:

  1. their managerial position over the salespersons in their office,
  2. fair housing laws that brokers must ensure their salespersons are in compliance with, and
  3. the importance of properly maintaining funds that belong to others (i.e., trust funds).

Real estate salespersons who are renewing their license for the second or subsequent time must also take a course in Management and Supervision. Brief Course Description

This course is designed to give the licensee a comprehensive understanding of California law relating to the handling of client trust funds. The concept of trust funds is discussed along with the rules and regulations relating to the handling of such trust funds. Specific attention is focused on the trust fund account and the liability associated with managing the account.

Particular attention is placed on trust fund violations relating to commingling and trust fund conversion. A detailed discussion of the various types of permitted trust fund accounting records is presented along with suggested good record keeping procedures.

Since the majority of California Department of Real Estate (DRE) audit violations relate to trust funds, a great deal of attention is focused on the DRE audit and the possible penalties for violation of the California Real Estate Law and the Commissioner's Regulations relating to trust funds.

Finally, the student is presented with a series of trust fund transactions in the form of a case study. The case study outlines the various steps in properly recording the trust fund transactions and demonstrates how the transactions are entered on DRE columnar system forms. Once a student has completed this course, a working knowledge of trust fund handling and record keeping requirements will assist the student in staying in compliance with the California trust funds laws.

This California Real Estate Originator License Course provides 8 hours of credit for both:

  • Mortgage loan originator license renewal through the NMLS, and
  • Real estate license renewal through the California Department of Real Estate (DRE).

This course does NOT provide the 1-hour elective required of persons licensed through the California Department of Financial Protection and Innovation (DFPI), however this is available as a separate package for those that need it.

Course Description

graphicThis course will instruct mortgage loan originators on a number of regulations that they will have to comply with while taking part in their mortgage loan origination activities. Rules, such as those implemented by the Dodd-Frank Wall Street Reform and Consumer Protection Act, are set in place to protect the interest and well-being of consumers who apply for mortgages to purchase or refinance their properties. To ensure that their business practices satisfy the regulations adopted by federal laws, mortgage loan originators need to keep current on the guidelines published by entities such as the Consumer Financial Protection Bureau (CFPB).

Module 1: Top 10 Federal Topics for 2023

Study Time: 3 clock hours (150 minutes of federal law)

Fair lending along with compliance to the law, established rules, and implemented regulations is everyone’s responsibility. When compliance failures occur, everyone, including the customer, loses.

The topics outlined in this module are mandated by the NMLS and state regulators, covering the more egregious regulatory compliance failures recently discovered through various regulatory examinations, investigations, and audits.

Module 2: Ethical Treatment of Consumers

Study Time: 2 clock hours (100 minutes of ethics, fraud, and consumer protection)

The ethical treatment of consumers and ethical practices in mortgage lending are a high focus of regulators and consumer advocacy groups. This module will cover ethics, including identity theft prevention, fraud prevention, and consumer protection requirements.

Module 3: The VA Home Loan Program

Study Time: 2 clock hours (100 minutes of non-traditional mortgage)

The objective of the Veterans Administration (VA) mortgage loan program is to provide long-term financing to eligible American military veterans and their surviving spouses, helping veterans purchase properties with no down payment. The program allows eligible veterans to buy, build, repair, retain, or adapt a home for personal occupancy as well as refinance an existing mortgage loan.

Module 4: Fair Housing in Today's Market

Study Time: 1 clock hour (50 minutes of elective topics)

All mortgage lenders and originators, and all others involved in mortgage lending, are subject to state and federal fair lending laws. To remain in compliance, everyone in the lending industry should fully understand these laws.

In this module, we will cover fair housing laws designed to protect consumers, your company, and yourself from discriminatory lending practices. Specifically, we are going to explore relevant provisions of fair housing and take a look at a few issues found in fair housing Law.
