Nevada Real Estate Practice

Hours Provided: 90

Category: Pre-License

Course Objectives

The Nevada Real Estate Practice pre-license course is designed to prepare the student for successful passage of the Nevada real estate license exam. In order to achieve this goal, the course content and testing materials are geared towards obtaining knowledge and an acceptable level of comprehension relating to the required course topics. After completing the course the student should know and recall the definition of common terms, basic real estate concepts, methods, procedures and principles. The student will also be able to understand and interpret the basic concepts and principles learned and apply those principles to fact situations.

How to Complete the Course

Nevada requires as a part of its pre-license requirements the completion of the study and mastery of an approved 90 hour course in real estate practice and law. The OnlineEd 90 hour Nevada Real Estate Practice course is organized into an introduction and 18 chapters as follows:

  • Chapter 1 (Introduction) - Real Estate as a Career
  • Chapter 2 - The Characteristics of Real Property
  • Chapter 3 - Estates in Real Property and Forms of Ownership
  • Chapter 4 - Transfer of Title
  • Chapter 5 - Encumbrances
  • Chapter 6 - Government Rights and Limitations on Private Land Ownership
  • Chapter 7 - Contracts
  • Chapter 8 - Specific Real Estate Contracts
  • Chapter 9 - Real Estate Agency Law
  • Chapter 10 - Real Estate Finance
  • Chapter 11 - The Residential Lending Process
  • Chapter 12 - Real Estate Valuation
  • Chapter 13 - Fair Housing
  • Chapter 14 - Escrow and Closing
  • Chapter 15 - Federal Taxation
  • Chapter 16 - Property Management and Landlord Tenant Law
  • Chapter 17 - Nevada Real Estate License law
  • Chapter 18 - Real Estate Residential Construction and Design
  • Chapter 19 - Real Estate Arithmetic

At the end of each chapter there are two exercise sets. The review exercises will focus the student's attention on key concepts presented in the chapter. The review exercises are geared towards testing the student's knowledge and comprehension of the presented material. The student may find it helpful to refer back to the text relating to the question being asked. The answers given are reported to the student's instructor for progress monitoring.

The review exercise questions at the end of each chapter are in two formats. There is a series of multiple choice questions that must be done online and is automatically graded by the OnlineEd system. The score on this quiz is reported to the student's instructor for student progress monitoring. There is also a fill in the blank section. The correct answers to this exercise are available upon completion of the exercise. The fill in the blank questions will help the student focus on the keys points raised in the chapter's material. The student may find it helpful to refer back to the text relating to the question being asked. The answers given are reported to the student's instructor for progress monitoring.

At the end of the entire course, the student is required to take a Final Examination. This examination must be taken online. Access to the final examination may be given by the student's instructor after the instructor feels that the student is ready to take the final exam. The final exam contains 150 questions in a multiple choice format. A score of 75% or better is required for passage. The OnlineEd system will instantaneously grade the test and return to the student the test score. If the student did not pass the final examination, the student will be required to retake the examination. The examination may be retaken after 48 hours after the prior final examination was graded. During the 48 hour period, the student should review the text material relating to the missed test questions.
