This course is designed to give a detailed discussion of the items that may be included in a professional home inspection report. Nevada Association of Certified Real Estate Inspectors standards are discussed along with the common characteristics of most inspection reports and inspection procedures. This course is organized by looking at the structure from the exterior, the interior, the major house systems and environmental hazards. The course also examines the role of the licensee in the inspection process, the seller and agent property disclosure requirements and the buyer's obligations with respect to reliance upon a seller's representations as to the condition of the property.
This course is composed of approximately 55 pages of text and review quizzes following each course chapter. The course is divided into 6 chapters. A review quiz of 5 questions follows chapters 1 through 5. The 5 quiz questions may be in either true/false, multiple choice or fill in the blank format. A score of 60% will be required prior to being allowed to proceed to the quiz for the next course chapter. All review exercises are open book. At the end of the course, a final examination is required. The final examination consists of 68 questions and is open book. The questions may be in either in a true/false, multiple choice or fill in the blank format. A test score of 75% or greater is required for course completion. The Real Estate Division requires that the final examination is not downloadable or printable. The student will be notified of the number of questions answered correctly after final examination has been completed. The student will NOT be given the questions that were answered incorrectly.
