Nevada real estate regulations require salespersons renewing their real estate license for their second or subsequent time to take at least 50% of the 24-hour mid-term (2 year) education requirement of their 4-year license in live instruction courses. The Nevada Real Estate Division requires salesperson licensees to take a minimum of 12 hours in four core topics: Agency, Contracts, Ethics, and Law & Legislation. The remaining 12 hours can be in additional core topics and/or general courses.

This course package contains three courses for a total of 12 hours:

  • Introduction to Contracts (4-hour contracts),
  • Agency (4-hour agency), and
  • Fair Housing (4-hour ethics).

Note: This package is not for first-time license renewal. Original licensees are required to take 30 hours of post-licensing education in a live classroom environment as well as 12 hours of live classroom continuing education. Online education is not available for Nevada first-time& license renewal.

Course Goals:

All licensees involved in the practice of real estate are necessarily involved in the preparation and negotiation of contracts. This advanced contract law course builds upon the basic principles of contract law which the licensee was introduced to in their pre-license course.

In this advanced contracts course, the licensee will build upon their basic contract law knowledge to include concepts beyond the basics. The licensee will be introduced to the numerous problems which may arise in the formation, interpretation and performance of a contract which may affect its validity. The licensee will also learn how the concepts of assignment and delegation may apply to a real estate related contract.

Conditions and contingencies are involved in most real estate transactions. In the discussion of conditions and contingencies the licensee will be introduced to how conditions impact most contracts. The licensee will also learn how to draft contingencies and their implications in the typical real estate transaction.

Finally, the licensee will be introduced to the concept of breach of contact and will learn the resulting consequences of a contract breach along with the many possible remedies available to the injured party. The licensee will also be introduced to the concept of tort liability as it applies to the breach of contracts and its impact on potential litigation in which a licensee may become involved.

Course Materials:

This course contains approximately 65 pages of text. The course is divided into 4 chapters. A review quiz of 5 questions follows sections 1 through 4. A quiz score of 60% or greater is required prior to being allowed to proceed to the next course section.

At the end of the course, a final examination is required. The final examination consists of 35 questions: 21 questions in a true/false format and 14 questions in a multiple choice format. A test score of 75% or greater is required for course completion. The final examination is not downloadable or printable. The student will be notified of the number of questions answered correctly after final examination has been completed. 

The Real Estate Division requires that the final examination is not downloadable or printable. The student will be notified of the number of questions answered correctly after final examination has been completed. The student will not be given the questions which were answered incorrectly.

This course will remain available to students for 730 days after enrollment.

Course Goals:

This course is designed to give the licensee a comprehensive understanding of the law of agency as it applies to the practice of real estate in today's market. The basic concepts of agency law are presented. The discussion of agency law is based upon both the common law concepts of agency and also the Nevada codification and expansion of agency law concepts. The fiduciary duties of the licensee are emphasized. Attention is also focused on the historical development of agency as it applies to the real estate industry. In this discussion, the concepts of seller representation, buyer representation and dual agency are examined in the context of modern brokerage practice. The specific requirements of the Nevada agency disclosure law and procedures are also presented.

Course Materials:

The course contains approximately fifty-one pages of text plus two appendices and four section quizzes. The section quizzes, cover page, first four introductory pages and appendices are not counted as course text content. The course is divided into five sections and two Appendixes. A review quiz of five questions follows Section 1, 2, 3 and 4. A quiz score of 60% or greater is required prior to being allowed to proceed to the next course section.

At the end of the course a final examination of 54 questions is required: forty questions are in true or false format. Fourteen questions are in a multiple choice format. A test score of 75% or greater is required for course completion.

The Real Estate Division requires that the final examination is not downloadable or printable. The student will be notified of the number of questions answered correctly after final examination has been completed. The student will not be given the questions which were answered incorrectly.

Fair Housing

Course Goals:

This continuing education course is designed to give a historical overview of the Nevada federal Fair Housing Laws and an in-depth discussion of the individual laws and their application to the practice of real estate. A discussion of the State of Nevada Fair Housing laws is also included. The course emphasizes anti-discriminatory conduct which all licensees should practice. The course concludes by discussing the voluntary affirmative action marketing program (VAMA) and why promoting fair housing laws is a positive force at work in Nevada and throughout the nation.

Course Materials:

This course is composed of approximately 47 pages of text and review quizzes following each course section. The course is divided into 7 sections. A review quiz of 5 questions follows sections 1 through 7. A quiz score of 60% or greater is required prior to being allowed to proceed to the next course section. At the end of the course, a final examination is required.

The final examination consists of 64 questions: 47 in a true/false format and 17 in a multiple choice format. A test score of 75% or greater is required for course completion. 

The Real Estate Division requires that the final examination is not downloadable or printable. The student will be notified of the number of questions answered correctly after final examination has been completed. The student will NOT be given the questions that were answered incorrectly.

This course will remain available to students for 730 days after enrollment.
