  • The Seller's Property Disclosure Statement - This statement gives the buyers information they need about the property to help them make an informed decision whether to continue with the real estate purchase. It is an important piece of a real estate transaction. 

  • Agreement to Occupy Before Closing and After Closing Addenda - Two addenda that can be attached to the real estate purchase and sale agreement are the Agreement to Occupy Before Closing and the Agreement to Occupy After Closing. These forms can be used by the parties to the transaction to reside in the property when, technically, the property doesn't belong to them. 

  • Onsite Sewage System And Private Well Addenda - The Onsite Sewage System addendum and the Private Well addendum are two OREF forms that are common usage with real estate purchase and sale agreements in rural areas of the state. These forms outline the existence of a property's onsite sewage system or private water well, and will disclose to a potential buyer of known issues with either system.

  • 2017 Residential Sale Agreement Update and Matrix - Clause by Clause - This course will outline the changes made to the OREF Residential Real Estate Sale Agreement.

The Seller's Property Disclosure Statement gives the buyers information they need about the property to help them make an informed decision whether to continue with the real estate purchase. It is an important piece of a real estate transaction. Licensees are expected to be familiar with the form and be able to explain it to their clients. This video course will outline the ORS-defined form to explain:

  • What is the Seller's Property Disclosure Statement and what it isn't.
  • As the seller's agent, delivering the disclosure to buyers.
  • What you'll be doing with the disclosure as the buyer's agent.
  • Who are some of the exemptions that don't need to complete the form.
  • Practice tips when dealing with the disclosure form.

Course Completion

This 1-hour course is made of a series of video segments. Each video must be watch from beginning to end to unlock the next video in the course. There is no final exam at the end of the course. An Oregon real estate continuing education certificate will be downloadable after all of the videos have been watched.

Agreement to Occupy Before Closing and After Closing Addenda

Two addenda that can be attached to the real estate purchase and sale agreement are the Agreement to Occupy Before Closing and the Agreement to Occupy After Closing. These forms can be used by the parties to the transaction to reside in the property when, technically, the property doesn't belong to them.

  • The Agreement to Occupy Before Closing is used when the buyer requests to move into the property before the closing date. The seller must grant permission.
  • The Agreement to Occupy After Closing is used when the seller wants to remain in the property after the closing date. The buyer must grant permission.
