Brief Course Description

In 2021, the California legislation passed a requirement for all real estate licenses to participate in a Fair Housing course that covers state and federal fair housing regulations. Besides explaining fair housing laws relating to the sale and rental of real estate, the course is required to include an interactive participatory component where the licensee shall role play as both a consumer and real estate professional.

This course will describe selected federal and state civil rights and antidiscrimination laws relating to real property transactions and business establishments. We'll cover the historical impact of fair housing regulations on minority members of our community, describe the primary laws regulating licensee conduct and real estate transactions, and review relevant subtopics including redlining, advertising, refusing to show property, and block busting. We'll also offer practical tips that can help all real estate professionals comply with fair housing laws.

Throughout the course you will be presented with scenarios that place the reader in the role of a consumer of real estate or in the role of a real estate professional. Several responses to the story will be presented. These scenarios are NOT graded activities; their purpose is for the reader to recognize everyday practices and experiences that they may not have considered to be discriminatory.

This is a course provided via the internet. The course material is fully-presented online and is available as an optional electronic download after registration. Interactive scenarios highlighting fair housing discrimination examples will appear as students work through the online course material. These story-based scenarios describe discriminatory acts from either the viewpoint of a real estate licensee or a consumer. After completing the course materials, students must pass an online final exam at the end of the course.

No other method of taking or completing this course is allowed.

Refund Policy

All tuition and fees paid for the course are refundable when: (a) the course of instruction is discontinued by OnlineEd and such discontinuation has prevented a student from completing the course; or (b) the enrollment of the student was procured as a result of any misrepresentation in promotion materials of the school, or representation made by an owner or employee of the school. All refunds will be completed within 30 days after the effective date of enrollment termination. Refunds will not be given to any student after the student has successfully registered in a course or courses, as once registered, student has access to the registered courses. In hardship cases, OnlineEd may issue a refund at its sole discretion. OnlineEd does not issue retroactive partial refunds for courses that are subsequently discounted or put on sale after a student makes a purchase.

Among the types of identification that may be asked for are your current California driver's license, current identification permitted under the California Vehicle Code, or any identification issued to you by a governmental agency or a recognized real estate related trade organization that was issued within the immediately preceding five years that bears your photograph, signature, and identification number. In addition, you will also be asked to provide answers to additional security questions, the answers to which are unique to you.
