Course Goals: This course is designed to give the licensee a comprehensive understanding of the many environmental issues that frequently arise in today's residential real estate transaction. Environmental Issues I examines the potential liability arising out of environmental hazards that may be found in residential properties. It also specifically discusses the hazards of lead, asbestos and radon, by discussing the nature of the environmental hazard, the methods available to detect the hazard and possible abatement methods and procedures. Included in the discussion of each environmental hazard are practice tips for the licensee which will assist the licensee in dealing with the specific hazard in the residential transaction.
Course Details: This course contains approximately 62 pages of text. The course is divided into four chapters. A review quiz of seven questions follows Chapters 1 through 4. A quiz score of 70% or greater is required prior to being allowed to proceed to the quiz for the next course section. The 7 quiz questions are selected from a bank of questions and may be in either true/false, multiple choice or fill in the blank format. If the quiz is not passed the first time, 7 more questions are selected from the bank of questions at random. A score of 70% will be required prior to being allowed to proceed to the quiz for the next course chapter. All review exercises are open book. At the end of the course, a final examination is required. The final examination consists of 30 questions and is open book. The questions are selected at random from a bank of final exam questions. The questions may be in either in a true/false, multiple choice or fill in the blank format. The specific mix of questions will be selected by onlineEd's testing software. A test score of 75% or greater is required for course completion. The final exam must be completed in 60 minutes. All unanswered questions at the end of the 60 minute period will be graded as incorrect. Managing Risk for Profit

Course Goals: This course is designed to demonstrate that risk management should be viewed as a positive strategy that will provide for increased profits. Any risk that develops into a problem will necessarily cost money to solve. The course introduces the student to the concept of risk and potential consequences that risk presents if not managed properly. The student is introduced to the three main areas of legal liability: contract, tort and violation of law. Then the specific major areas of risk are discussed in detail. These risks are grouped for discussion purposes under agency, fair housing, environmental issues and anti-trust law. The course also provides the student with a strategy, which if followed, will assist the licensee in minimizing risk and thereby increasing profit.
Course Materials: This course is composed of approximately 96 pages of text and review quizzes following each course chapter. The course is divided into 6 chapters. Course Goals: This course is designed to give a historical overview of the Federal Fair Housing Laws and an in-depth discussion of the individual laws and their application to the practice of real estate. A discussion of the State of Oregon Fair Housing laws is also included. The course emphasizes anti-discriminatory conduct which all licensees should practice. The course concludes by discussing the voluntary affirmative action marketing program (VAMA) and why promoting fair housing laws is a positive force at work in Oregon and throughout the nation.

A short review quiz of randomly selected true/false and fill-in-the-blank questions follows each chapter. The final examination consists of 30 randomly selected questions and is open book.
