You need to meet basic requirements before qualifying for a real estate license in Washington.

To get a real estate license in Washington, all applicants must:

  1. Be at least 18 years of age
  2. Have a high school diploma or GED
  3. Register with the Washington Department of Licensing
  4. Pass the 60-hour Fundamentals course
  5. Pass the 30-hour Practices course
  6. Pass a state licensing exam
  7. Submit to a background check

To become a real estate broker, the Washington Department of Licensing requires its applicants to be 18 years or older, and have a high school diploma or GED. All applicants must register with the Department, pass the 60-hour Real Estate Fundamentals course and the 30-hour Real Estate Practices course, pass a state licensing exam, and submit to a background check.

The first thing you need to do is register with the Department of Licensing at Applied Measurements Professionals, Inc. (AMP). Follow the registration instructions on the site.

The complete Washington real estate broker training package consists of a 60-hour Fundamentals course and a 30-hour Practices course.

Washington Real Estate Practices consists of 10 chapters with segment quizzes and final tests. The chapters include:

  5. Evaluating and Pricing Property
  6. Negotiation and Sales Techniques
  7. Purchase and Sale Agreements with Earnest Money Provisions

Each course concludes with a final exam. You must pass each final exam with a score of at least 70% to complete the course.

The Washington real estate exam must be taken.

Schedule an Exam

Once the course completions have been submitted, go to AMP to schedule your Washington real estate examination.

You need to bring two current forms of ID to the testing center. These must include your name and signature and at least one of them must have your current photograph. If you don't bring identification, you can not take the exam.

Exam results are valid for one year. Make sure you apply for your broker's license before the results expire.

If you fail the exam, you will be given instructions for how to retake it. If you only failed part of the exam, you will need to retake the part that you failed. You must retake the exam within six months.

Submit your real estate application to the Department of Licensing.

After you pass the broker's exam, complete the Real Estate License Application.

Take the fingerprint card that you received from the testing center to any fingerprinting service that has been approved by the Washington State Patrol and have your fingerprints taken. Include the fingerprint card with your application, but don't fold it! Submit the application along with applicable fees to the Washington Department of Licensing by mail:
