Learn How To Get A Real Estate License in Texas

In Texas, real estate agents are referred to as Real Estate Salespersons. The Texas Real Estate Commission requires the following for new real estate licensees:

  • Be a legal citizen of the United States
  • Be at least 18 years of age
  • Be a resident of Texas
  • Complete 210 hours of real estate training
  • Have a fingerprint card on-file with the Department of Public Safety

The 210 hours of course study must be in the folowing categories:

  • 60 hours in Principles of Real Estate
  • 30 hours in Law of Agency
  • 30 hours in Law of Contract
  • A 30 hour core course
  • An additional 60 hours of course work in either a "core" or other TREC-approved course subject

After a new real estate salesperson completes the licensing studies, an "Evaluation of Education Documents" will need to be mailed to the Texas Real Estate Commission. The TREC will review the submitted education transcripts and send an approval letter back in response.

Once the education evaluation has been received by the new licensee, an application for an inactive salesperson license can then be submitted. The TREC has an online system to speed up the application process. A mailed application can be sent to the department, but it will take longer for the Real Estate Commission to process.

The next step is to register for the state exam using the Candidate Information Brochure, but only after an applicant has been notified that the inactive salesperson application has been processed and accepted. The exam will be scheduled through PSI Exams.

When the state exam has been passed, the applicant will be issued an inactive real estate salesperson license. The applicant can not practice real estate until the license has been converted to an active salesperson license. This requires the applicant to be sponsored by a real estate broker. Once a broker has completed the Salesperson Sponsorship Form and mailed it to the TREC, the active real estate salesperson license will be mailed to the broker to keep on file.
